Hellenic Properties, a real estate investment and development firm focusing on Greece, has achieved €135 million in property investments over the past two years, bringing its total investment record to €200 million across 14 projects. The company, in collaboration with the Greek family office Vamare Investments Group, is now eyeing a portfolio with a Gross Development Value (GDV) of over €500 million by the year 2030.
The firm’s diverse portfolio comprises hospitality, office, and residential properties located in prime Greek locations. Currently, Hellenic Properties has an investment pipeline exceeding €130 million, with a significant portion dedicated to hospitality projects. To bolster its investment strategies, the company has secured €66 million in debt financing from prominent Greek lenders.
So far, Hellenic Properties has exited five projects, yielding an average equity multiple of 2.15x. It plans to complete three more project exits by the end of 2026, aligning with its strategy to recycle capital and broaden its portfolio. For the year 2026, the firm anticipates generating approximately €4.1 million in net income from its leasing portfolio and expects an average project-level leveraged internal rate of return (IRR) of 22.9%.
In a bid to expand its hospitality investments, Hellenic Properties has entered into an agreement to acquire its third hospitality asset in mainland Greece, which aligns with its ambition to establish a more substantial hospitality investment platform. The company’s strategy for 2027 to 2030 aims to reduce its average investment cycle to under 3.5 years and enhance its base of family-office and institutional investors. Embracing technology-driven portfolio management is also a part of its plan to heighten operational efficiency.
The focus of Hellenic Properties’ future strategy will be on disciplined risk management, sector diversification, and effective capital recycling to meet its €500 million GDV target. The company remains committed to new acquisitions and leveraging technology to optimize its portfolio management processes.
